It’s been a while, but custom homes take longer to build than production homes. Windows are installed, siding is underway, and the first stage of insulation has been completed, marking significant progress!
Building Better than Energy Star Requirements and Building Code
This is the first home to use 2×8 EcoSmart® Studs for the exterior walls. The homeowner wants the home to use the least amount of energy possible for heating and cooling. The 2×8 EcoSmart® Stud is perfect for the job. In our Minneapolis build with Icon Homes, the exterior wall met the requirements for the Energy Star and Energy Star Zero Energy Ready home programs, achieving an effective R-23. This home, using 2″ of 2lb closed cell spray foam provided by SWD Urethane and back filled with dense packed cellulose, will come in at effective R-31. That’s a 26% above what is needed for an Energy Star Zero Energy Ready Home exterior wall!

What Does Effective Insulation Value Mean?
Effective insulation accounts for the lower insulation value of the framing and averages it across the wall assembly. This term is becoming more common because it better reflects how energy efficient the wall system is. In the old days, builders would refer to the wall chamber insulation value, for example, R-20 for 2×6 walls. But the effective insulation value for that wall assembly is around an R-13. Add windows that take up about 10% of the wall assembly, and the effective wall insulation value drops to about R-9. This is why the term effective insulation value is used more these days.

When using 2×8 EcoSmart® Studs, it can be an advantage to install the closed-cell spray foam right after framing, before mechanicals start, especially if it’s going to get cold out! With the 2″ of closed-cell spray foam installed, the home’s walls already have an R-15 of insulation to lower the money spent on temporary heat and help protect the trades from cold weather while they do their rough-ins. The extra depth of the 2×8 EcoSmart® Studs leaves plenty of room for wiring. This was also done in the Utah home that has a 2×8 EcoSmart® Stud comparison wall installed.
In Washington State all new homes have to be HERS rated. We will have several HERS rating to take a look at later this year as this build and the Loon Lake builds wrap up.
